New Rage Sweeping Sellers! "Let's Play the Blame Game!"

It appears as the "Dog Days" of Summer roll in so does the new rage that`s sweeping the nation when it comes to sellers!

It`s called "The Blame Game".

Here`s how it works.

The Sellers call up venting,they want to blame you for everything! I`m sure many of you know this game and have been playing it for several months!

The "Blame Game" is a great way for a seller to take it out on you their Realtor, why not?! Didn`t you tell them "what price" to list their home? Wasn`t it you who "Promised" that buyers would appear?Or my favorite " You assured me that my home would sell at XXXX price"...

Many sellers have decided it`s much easier to call the Realtor "Yelling and Screaming". Many times they fail to remember that the market is indeed slow, and that sometimes no matter what we as Realtors do, we can`t sell a home in a matter or days or weeks!

This week I`ve received two "Blame Game" callers!

The first called me to ask why there haven`t been any showing for the last 5 days! The listing is all but 3 weeks old and we`ve had a great response so far! The home needs some work inside and out, and the seller "Promised" me that those issues would be resolved! As of yesterday they were still in limbo! Funny, I`m saying to myself! This was supposed to be taken care of,I`ve done my end,by getting clients into the home, yet when it comes down to fixing certain items that would make the home look better,it`s easy to forget and call the Realtor and play "The Blame Game"...

Caller #2 is even more logical!

Our Seller is really upset! They refuse to believe that prices have dropped within the last 90 days,even after i sent the "Active Properties" in their neighborhood.

The competition is becoming very agressive.

One seller dropped their price $35,000 the other $28,000. Both are the exact model as our home,except one has a pool.

Drum Roll Please.

The sellers response was utterly amazing! "YOU PROMISED ME THAT OUR HOME WOULD SELL FOR &*****, WE ONLY WANT THAT PRICE,GO OUT AND FIND US A BUYER,WHO UNDERSTANDS HOW BEAUTIFUL OUR HOME IS OR YOU~RE FIRED"....

I kid you not!

I mine as well stand out on the corner of this home and use a Club to strike people over the heads so that I can bring them a buyer. I keep thinking the Geico Caveman!

I`m positive many Realtors are "PLAYING THE BLAME GAME' as well!Good Luck!

Consumers who dont want to pay a commission but still want the services of a real estate professional when they sell their home have turned to brokerage models offering fee-for-service. Fee-for-service models can offer one service such as a listing in the Multiple Listing Service (MLS) or bundled services that would also include a Comparative Market Analysis (CMA), a marketing plan and negotiation of contracts. The seller with a flat fee or an hourly rate for the service selected compensates the brokerage. Extensive real estate information is available to home sellers on the Internet. Technology driven consumers now look to real estate agents to provide technical pieces of the transaction. Fees range for a MLS listing: $250-$750, prepare CMA: $100-$250, negotiate contract $500-1,000.

RegSWEEP Review - It's a Good Registry Repair Utility

Don't spend countless hours searching the web for instructions on how to resolve PC errors or waste your money on computer repairs and calls overseas to help centers! Try RegSweep instead. RegSweep took only two minutes to scan my infected system. I had almost forgotten that I was scanning and was able to get some more coffee while I was waiting. Regsweep covers a bit more ground in what registry entrie it will scan compared to some of the other rgistry repair software I have reviewed. Forged Kitchen Knives Vs Stamped Kitchen Knives

This article will aid you with the pivotal decision of whether you want forged blades or stamped blades for your kitchen knives. The myth all starts with the idea that forged blades are inherently better than stamped blades. As you can see the manufacturing processes are just different which leads to different knives. The forged blades tend to be much softer than the stamped or machined blades, because of the lack of high heat treatment. The benefits to this are that it's much easier to sharpen at home, the knife will have a weightier feel, and you'll have a bolster. The drawbacks are that it won't be quite as sharp as a comparable stamped blade, and it won't hold a comparable edge as long. The Germans who are the primary manufacturers using the forged method rectify this by sharpening to a 22 degree angle instead of a 16 degree used by most stamped manufacturers.

The stamped or machined blade benefits and drawbacks are in reverse of the forged. You'll have a much lighter knife with no bolster, unless welded on, that's extremely sharp, and durable. You may also have a harder time sharpening it at home.

In the end it all comes down to you the consumer, and which knife fits you the best. If you're going to be slicing a lot of heavy vegetables and meats you may find the German forged Wusthof knives to your preference. On the other hand if you do a lot of Asian style cooking the high end stamped Global knives or Shun knives may fit you best.

As everyone knows, first impressions count, and one place where making an entrance is essential is your front hall. 'Your hallway is like your handshake - it sets people up for the rest of their visit,' says feng shui expert Gary Hawkes, who counts Donna Karan and Madonna as past clients. 'So if it's light, warm and welcoming, then visitors will instantly feel relaxed and at home.' And yet, despite the fact it sees more traffic than anywhere else in the house, the hallway is often left as an afterthought - a dumping ground for brollies, wellies and ancient anoraks.

During the festive period in particular, there's more than the average footfall over the threshold, so before you begin to think about decking your hall, it's essential to ensure it really is holly worthy. While some homes may be blessed with grand dimensions and an abundance of architectural features, others may need a more studied approach to maximising space, optimising storage and letting the light in. We've consulted the experts for all their tips and tricks, so you can stun the carol singers, amaze the in-laws and impress first footers with a bright, well-thought-out space that really wows as it welcomes.

Hallway storage

'Keep your hallway as clutter-free as possible,' advises Gary Hawkes. 'Avoid sharp edges, intrusive plants or anything that interferes with its flow.' Carefully planned storage is a must, particularly in period homes, where space is often at a premium.

HOW TO MAXIMISE YOUR SPACE

If you have an understairs cupboard, be ruthless. Chuck out those broken bits and bobs that you'll never get round to mending, and don't let it become a dumping ground for homeless items.
If yours is a footwear-free house, make sure there's plenty of storage next to the front door. A sturdy trunk is a great place to stash shoes and boots, and can provide a place to perch for easy boot removal. A bench with built-in storage is also a clever idea.
Create a wealth of storage without sacrificing too much floor space with a bank of floor-to-ceiling cupboards. A bespoke design means you can plan for everything from sports stuff to pet paraphernalia.
A piece of furniture, such as a bureau or console, will make a hall feel 'inhabited', and a room in its own right. It also means that there is a proper home for keys, phone chargers etc so they don't go astray.

'I strongly believe you only have one chance to make a good impression, so it pays to be bold,' says interior designer Tara Bernerd. 'It's essential, even in a hallway, to create some sort of focal point.'

HOW TO MAKE AN IMPACT

Even if space is an issue, you can add the wow factor with a bold piece of art. Alternatively, create your own gallery with several smaller pieces or photos.
'A dark hall won't be made brighter simply by painting it a light colour,' says interior designer and BIDA member Mary Leslie. 'Much better to have dark red, teal, pewter or bronze.' Choosing a darker shade will give the illusion that the rooms beyond are brighter and airier.
Painting woodwork the same colour as the rest of the walls will visually blur edges and give the impression of more space. And you can make a narrow space appear squarer by painting one of the shorter walls in a darker shade.
Think about how the hall connects to the next area. If space allows, double or sliding doors can create a dramatic flow through to the rest of the house.
Why not go wild with an opulent wallpaper? If you have a picture rail or dado, paper underneath only, as this will stop the design feeling oppressive.
Add a mirror. Not only will it enable you to check your hair before you leave the house, it can help a small space seem bigger and bounce light around.

Hallway flooring

Hall floors must stand up to a vast amount of wear and tear, but durable doesn't have to mean dull. 'The hall is often a smaller area to cover,' observes Tara Bernerd, 'so you can consider bolder or more dynamic flooring.'

HOW TO CHOOSE A SURFACE

Introduce colour with a stylish runner. For stairs, buy an extra metre, which can be tucked under and the runner moved up periodically to even out wear.
If sealed correctly, wood flooring, whether solid or engineered, is a hardwearing option. Go traditional with warm oaks, or choose paler or extra-wide boards for a more modern feel. Reclaimed boards or parquet add real character. Visit salvo.co.uk for a dealer.

From slate to limestone to travertine, stone is an elegant choice. When laying new tiles, consult a structural engineer to check the floor is strong enough to take the weight, as it may need extra joists.
A decent-sized doormat is a must. 'If possible, sink your mat into a shallow well,' suggests Mark Dyson. 'This prevents it slipping and catches any extra dirt.

Hallway lighting

'The perfect lighting will create the illusion of a bright and voluminous area, even if it lacks natural daylight,' says Rebecca Weir, design director at Light IQ. It's a delicate balance, however, as too much illumination can make the space feel stark, whereas too little may make for a rather gloomy greeting.

HOW TO GET THE LIGHT RIGHT

Flexible lighting is key, so fit dimmers, as they allow for low-level lighting in the evenings, and brighter task lighting on busy mornings. Put lights on switches at both ends of the space so you're never in the dark.
Layers of light work well in a hallway. Downlighters can help widen a narrow space, uplighters are great for highlighting interesting architectural features and low-level lights will cast a warm glow across the floor.
'Fluorescent light sources are a good option as they can be hidden from view but provide a wonderful volume of light,' says Rebecca. 'They're energy efficient and come in lots of different "temperatures" of white, from warm to cool and bright.'
Decorative fittings, such as a statement chandelier, can create impact as well as adding sparkle. Team with table lamps for a welcoming glow.
Maximise natural light by adding glazing to the front door or a skylight to the stairwell. 'Many Victorian houses have a rear window at their half landing,' says architect Mark Dyson, 'and it's possible to enlarge this to full height without planning permission.'

Eco-Friendly Real Estate - It's Becoming Easier to Be Green

The green building trend in construction grew out of a concern for the environment and as an effort to reduce the negative impact of everything from carbon emissions to conserving natural resources. Southern California was where the first green buildings sprouted up, and it spread east from there. The U.S. Green Building Council, which is a non-profit organization that was founded in 1993, works to encourage developers to build homes and high-rises that use more recycled materials, low VOC paints and carpets, and generally improve both the environment as well as create more healthy living conditions for residents.

The group began a rating system in 2000 called the Leadership in Energy and Environmental Design or LEED that would set a sort of standard rule of measurement for green construction. The system rates a building or project on a number of different areas and awards rakings according to how well the project or building meets those requirements. Some of the areas covered include how the parcel of land was used in it's best interests, building and interior materials used, energy efficiency, water efficiency and indoor living quality. From those evaluations, the group will then award an LEED Certification of Silver, Gold or Platinum. There are a number of cities, including Chicago, that now require all public buildings to be LEED Certified.

But does a LEED ranking really mean that building, house or condo you are buying into is really doing that much to help the environment? Some say yes because even a small reduction in waste is an improvement over none at all. Others, including architects who promote green building practices, are more critical. They see it as more of a marketing tool that some developers will use to entice buyers who believe they are doing their part to help prevent global warming and save the environment. But who is right?

The answer to that is probably as complicated as the whole issue and debate of global warming in the first place. If a company receives a Silver LEED ranking for its office building as a good public relations move and then builds manufacturing plants with high rates of emissions, then the benefit is probably negligible. But if a developer creates a green project, such as Eco 18 for example, then the LEED system has done its job. Eco18 will have the title of first residential building to use the largest geothermal energy system in Chicago. The 12 story, 93 unit tower will have piping that drills down 450 feet into the ground to supply energy efficient heating and cooling at a reduction of 40 percent less in cost per year. The building will also have a solar hot water heating system.

Other developments in Chicago are implementing green design features such as bamboo flooring, recycled materials, low E insulated glass, Energy Star appliances, low flow toilets and faucets and low VOC materials. One development is planning on using roof-mounted wind turbines for electricity. Then there is the green roof, which in itself is a large factor. Green roof tops last longer, help with rain water run off, the landscaping absorbs CO2 and it helps to reduce the island heating effect of high-rises.

According to the U.S. Department of Energy, Chicago receives as much viable sunlight as Los Angeles or Atlanta and could create enough solar energy to power at least 70 percent of the average heating and hot water needs. So developments and homes that feature solar energy are certainly attractive to buyers. Kitchens are also another selling point for buyers, and the energy efficient appliances are a top priority.

Homes that utilize energy saving features can also save not only the environment, but money as well. The debate is how long it will take a buyer to recoup the sometimes higher purchase price and begin to see those savings. Building green adds an average cost increase of 1 to 3 percent overall to the price. A recent survey by the National Association of Home Builders showed that 51 percent of buyers would be willing to pay an extra $5,000 to $11,000 in price for an annual savings of $1,000 on their utility bills. Depending on the number of green features and energy saving improvements on a condo or house, it could take anywhere from 10 to 15 years to recoup that investment, but the savings would continue long after that.

Choosing Land For Your New Home - How to Select Vacant Land and Communities

When choosing a lot, you should first decide on the area you want to live in. Find the center of the city or village that you have chosen as your new home, and work from the center out. Make sure the community fits your lifestyle and your needs as a family or single person.

Some additional items to consider are:

  • Are you particular about what/who you back up to? Consider if you don't mind having backyard neighbors, or if you are willing to pay a premium for a home that has no one behind it. Consider water/park views, as well as negatives like power lines/train tracks. All of these things can positively and negatively impact your home value when it is completed.
  • Transportation: Do you need public transportation to get where you need to go? Consider proximity to trains/busses/shopping when choosing a lot.
  • Schools: Do you have young children? If so, consider the quality of the schools that they will be going to. Verify school districts with your builder/realtor, and do your research. Are they highly rated? Are they over-populated? How far is it to the schools they will be attending?
  • Direction: Which direction do you want your home to face? If you are going to put a pool in, then go for a north/south facing lot for maximum sun exposure. Consider the placement of windows/rooms in your home should you choose a home facing east or west.
  • Grade: What type of home elevation are you looking for? Walk-out lots allow for maximum use of basement space and allow you to enter/exit from the basement of your home. Look-out lots don't allow for entry/exit, but will provide you with great natural light from the windows that will be installed above ground level. Even grade lots are great because they save you the cost of installing a deck, however, if you plan to finish your basement, you may not like the window wells that will be installed on an even-grade lot. Not only will walk-out and look-out lots cost more because they are considered premium lots, but the cost to build your home will be a bit more as well.
  • Community Restrictions: Most new communities now have covenants and restrictions that were put into effect prior to the construction of the first new home. They address such things as pools, fences, house sizes, pets, and landscaping. Make sure you receive a copy of these prior to purchasing the land in order to insure that there are no restrictions included that may impede the progress of your desired home.

Remember that the land purchase is just as important as the home and the builder. All of these decisions will lead to the completion of the final product, and you don't want to be surprised by costs or regulations that may pop up during construction. The best way to avoid stress and horror stories is to do your homework yourself. Don't depend on others to verify questions that you should be asking! Happy Homebuilding!

If the developer doesn't have answers for you, then ask if you can reserve a unit at a particular price, until such questions are answered. Or finding a great realtor with experience in the field can be a big help.

Government Home Improvement Loans

The Federal Housing Administration (FHA) helps consumers to obtain affordable home improvement loans by insuring loans made by private lenders to improve properties that meet certain requirements.

In particular, HUD's 203(k) program can help a borrower to obtain a loan. The FHA-insured 203(k) loan is provided through approved mortgage lenders nationwide and is available to persons wanting to improve or remodel a home.

The down payment requirement for an owner is approximately 3% of the repair costs of the property. The interest rate and discounts on the loan are negotiable between the borrower and the lender. To ensure completion of the work, ten percent of each payment is reserved and is paid after the lender determines that there will be no liens on the home.

What training do you offer?

While many States have increased the education requirements for obtaining a real estate sales license, many only require a few hours of class and a test to determine that the new agent knows, among a few other things, the definition of riparian rights. In Illinois, for example, most of the textbooks currently cover such topics as how many acres are in the NW1/4 of the SW1/4 of Section 21, etc. and, while it may show up on the state exam, I haven't heard that asked in over 30 years in the business. Without significant additional training, the new licensee is simply not ready for the responsibility.

Training can be divided into two major categories: practical and technical. Practical is good, necessary, and what you'll need to know to earn a living. You should learn how to prospect for clients, show homes, do a listing presentation, prepare a feature sheet, and so on. Technical is far more important in the beginning. It's training in agency law, fair housing, contracts, seller and buyer net sheets, estimating value, Realtor code of ethics, and much more. These are the areas that pose the greatest danger to both new and experienced agents. Technical training is the focus of continuing education requirements in many States.

The State of Illinois lists the following for continuing education:
  • a) Core curriculum - A minimum of six hours of course work in any one or more of the following:
    1. license law
    2. escrow
    3. fair housing
    4. agency

  • (b) Elective curriculum - A maximum of six hours of course work in:
    1. appraisal
    2. property management
    3. residential brokerage
    4. farm property management
    5. rights and duties of sellers, buyers, and brokers

  • Remember, this is continuing education. The "assumption" being the professional agent is already well trained in these vital areas and is simply refreshing his or her knowledge. If you're really into designations, the National Association of Realtors has nine affiliated organizations offering course leading to ABR, ABRM, ALC, CCIM, CCIM, CIPS, CMPM, CRB, CRS, GAA, GREEN, GRI, PMN, RCE, RAA, SRES, SIOR, e-PRO, RESP, TRC http://www.realtor.org/education/realtor_university/designation and there may be more.

    So when you're starting out, don't worry so much about your initial commission split. Ask the all important question, "What kind of training do you offer?"

    Before starting work on your bathroom-remodeling project you will need to draw a plan showing where everything is going to go. If you draw your plan to scale and you've taken care over getting your measurements right then you will be able to see from it whether or not your new bathroom design is going to work or not. Believe me if your bathroom design isn't going to work then it is much better to find out before you start ripping out the existing bathroom than afterwards when you have bought the new stuff and you find that it doesn't fit in the room.

    Drawing a scale diagram of your bathroom isn't difficult; you might remember doing something similar at school. The trick to making life easy for yourself is to draw your plan on graph paper square or squared paper. This is nothing more than a sheet of paper with horizontal and vertical lines drawn at regular intervals but it makes things so much easier.

However if you are just redesigning your bathroom at home then I would advise against it. Here is a list of arguments against using software:

    • Bathroom remodeling software is expensive (More than a sheet of paper)
    • You will need to learn how to use the software, which takes time.
    • Producing a design could take longer than using graph paper square
    • It isn't easy to change the design while you are in the showroom
    • The software may not do everything you expect it to do.


    The scale drawing method is very simple

    If you are worried about the scary words "scale drawing" then don't be. All it means is that you are going to make a smaller than life drawing of your bathroom while keeping all the distances in proportion. For instance if your bathroom is 8 foot by 10 foot and you have some squared paper with 16 squares by 25 squares then you can simply use the scale 1 foot = 2 squares. Your scale drawing would then use 16 squares across the top by 20 squares down and leave 5 unused squares at the bottom.

    How did I arrive at that scale? I divided the number of squares across the paper by the length of the shortest side of the bathroom. Then I divided the number of squares down the page by the length of the longest side of the bathroom. This gave me 2 squares to the foot (16/8) across and 2.5 (25/10) squares to the foot down. Now both scales need to be the same for a true scale drawing so I chose the lower of the 2 scales, which was 2 squares to the foot. This ensured that my drawing would actually fit on the paper.

    Cut out all the bathroom fixtures and shuffle them about

    I think that the fun part of using squared paper to design a bathroom is drawing the new fixtures to scale on graph paper and cutting them out so that they can be pushed into position on top of another sheet of graph paper with a drawing of the room on it. You can spend many happy hours experimenting with different arrangements like this.

    Spend time getting your bathroom design right

    Make sure you spend plenty of time on the design phase of your project because whatever you come up with will be what you have live with for some time to come so it pays to get it right from the beginning.

    Don't forget the bathroom accessories

    When you are having fun rearranging the fixtures using your graph paper square design paper, bear in mind what accessories you will want to put in the bathroom. While accessories aren't fixed they still require room so if you are planning to put a large potted plant in the bathroom make sure that you leave enough space for it.

    Draw plans of the floor and walls

    You will need plans of the floor space looking down. You will also need plans of the walls, especially if you are planning vanity units, mirrors or cupboards.

    Discuss the bathroom remodel plan with your contractors

    Before you finalise your design make sure that you have discussed it with your contractors to avoid any disappointments later. They will point out any problems with the arrangement and any difficulties that you might face with regulatory requirements that you must adhere to.

    Creating your own electricity and generating your own power has always been one of my dreams.     Not so long ago, homes were sold while the realtors sign was being planted in the front yard. Those days are long gone as we ride the rollercoaster between the credit crisis and the high cost of energy.

    The media has a knack for presenting the information to us that can be considered "sensational". We've all heard phrases like "Not since the Great Depression" recently. We agree that the economic situation could be better, but ready for some good news? In the last 12 months an average of 5 million homes were sold each month in the United States according to the National Association of Realtors. Sure the numbers are down from the blistering pace of the last few years, but 5 million is huge, isn't it?

    But what about the glut of for sales signs we all see driving around town? The data reveals that inventory numbers are up. Inventory is realtor speak for homes that are for sale. The average monthly inventory figures for this year are running around 4.3 million. So what does this mean? It's easy. About 10 million homes are for sale a month. A little more than half of them sell while a little less that half don't. Back in 2005, a pretty good year for real estate, of the 10 million homes for sale each month 7 million sold while 3 million did not. There you have it, same number of homes for sale, just fewer of them are selling right now.

    So what does this mean to you? If you are buying, it's a great time to score a deal. What if you are selling? Here is the way I like to look at home selling. People like to use the word competition when they are talking about their business or sports. How often do you hear that word when selling a home? Rarely. The whole concept of selling a home is on a completely different tangent. You "list" a property. You "show" a property. All very lofty stuff. When I speak to a neighbor who is selling a home about another neighbor who just "listed" they say, "it's a good thing - it will bring more buyers". Baloney! You just opened a hamburger stand and learned that McDonalds is opening in three months across the street. Your neighbor is your competitor or at least his house is. If you get one buyer on your street, you want him to buy your house. Correct?

    So like business and sport, how to you become a ruthless competitor and win? Analyze the competition. Do you ever check out your competitor's store or web site? Then you had better take a look in his house. Get your realtor to take you on a tour, they have the access. Analyze all the information available on the Internet. Know how the other properties compare to your property. Are they perfect, are they tired or on a busy street. You are in a battle and you have big money at stake.

    Once you have all this information, what's next? Simple, you need a perfect house. With the high inventory, buyers have a lot of choice. Do you think buyers are shopping for fixer uppers right now? Not on your life! In this market, buyers can take their time and pick the best move in condition home. More good news, you don't need to spend a fortune getting your house in top condition. Your focus is to make it cosmetically attractive. Start with the outside. Keep the grass cut. Trim the bushes. Fix pealing paint. It's all very basic stuff, but during your competitive analysis, you'll see how many of your competitors completely miss this fact. Now let's move to the inside.

    The first thing a buyer notices is the smell. Do you have a dog or a dozen cats? You may not be bothered by the litter box odor in your kitchen, but your buyer is already in the car. Eliminate or mask strong odors. Next thing they look for is abuse. Scuff marks, dents and dings on the walls are signs of neglect and a ton of work for the buyer. Fix this stuff. Paint the walls - neutral please! Paint is just a few hundred dollars and a couple of weekends of work. Remember, we are talking about thousands of dollars here. Clean up the clutter in closets, basements and garages. It's time to get the dumpster. Whatever you can't part with, fill a moving container and store it off-site. It's not expensive. People want to imagine themselves in your home. They are not the least bit interested in your hunting trophies. Depersonalize.

    Now let's talk home decor. Kitchens and bathrooms must look good. We are not suggesting that you go nuts remodeling to sell, but do whatever it takes to be competitive. Buyers can accept imperfections here and can rationalize a remodel down the road, so get it looking clean and neat so they can live with it for a while. Furniture placement and condition is important. We all do things in our homes to fit our life style. "I know it's weird, but I don't care what other people think". We put our couches not in the best location, but where we can see our giant TV. I went into an open house once where the owner loved house plants. He loved them so much that he had hundreds of them covering nearly every square inch of floor space. Do you think he had trouble selling? Remember the competition and trade your unique habits for a sale.

    I remember the first time I thrust into the home decorating world. My wife wanted to do custom window treatments, bedding, pillows, etc. I thought it was expensive, but rationalized that I had to finally face adulthood and move beyond my dorm room past. What I didn't understand at the time was the investment angle. When we decorated each room of our first home, we always did something interesting with paint, furniture and window treatments without spending a fortune. We were creating a personalized lifestyle while secretly creating a ton of investment value. When we decided to sell, we were at contract in seven days setting a record in our neighborhood for price per square foot. As a condition of the sale, all the window treatments had to stay. Do you think we had competition at the time? Of course we did, but our buyers had seen all the competition and put our house first on their list. We did everything a seller must do in a good or bad market. You see we just don't preach this stuff, we live it! Right now, you need to be doing everything in your power to be in the half of the market that is selling so put your selling plan into action crush the competition.

Plus, the more improvements are made, the better the asking price.

    Whether you decide to sell or renovate, make sure you take all options into consideration. Your home is your place for comfort, and a renovation job can make it more so.
