Plywood Roof Sheeting - Roof Framing Trade Secrets

Most framing contractor's look at the building plans and order all of the material, according to those that are specified on the plans. This works out fine, and can often save you money, but rarely produces the best home that you could possibly frame.

As a professional framing contractor, I would like to share one of my house framing tips with you. Most plans require half-inch plywood or oriented strand board as their roof sheeting. This product is fine and if you're building a lot of homes, you're not going to have the choice. Ordering larger sized plywood could cost you thousands of dollars, especially if you're building a lot of homes.

However, if your framing or building a home for someone or even yourself, you might want to take my advice and think twice about it, before ordering the roof sheeting. Half-inch plywood, works okay for 16 inch on center roof rafters or engineered truss roofing systems. It doesn't work well on 24 inch on center roof rafters spacing.

It is usually flimsy and weak at the center point, directly in between the 24 inch roof rafter bays. If you're going to use the half-inch plywood, I would recommend using plywood clips that are relatively inexpensive and can be placed in the direct center of each roof rafter bay on each sheet of plywood. These can be purchased at most home improvement centers or lumber yards.

The other alternative, and this is what I recommend, would be to use 5/8 inch plywood. This plywood works great for 24 inch on center roof rafters and you will have a nice sturdy roof to walk on, while roofing your home.

I have actually seen people step through the flimsy plywood, while lifting heavy roof tiles and bundles of composition roof shingles. Experienced roofers try to walk directly on top of the roof rafters, when loading their roof shingles or even carrying them on the roof.

If you're a home builder and your concern is about making a profit, you will need to use the half-inch plywood. If you want to build a superior roof, use the 5/8 of an inch plywood.

I don't think that I've ever heard of a termite inspector, ever go to a home and not find any termites. Even if the home doesn't have any damage that is visible from the termites, it seems like it's always a good idea, to tent the home, just in case, for protection. Anyway, here's five things that you might not ever hear a termite inspector ever say.

1. Your house is free of termites. This means that there isn't, one termite on your property and the termite inspector isn't going to make any money. Let's face it, termite damage, whether it's visible or invisible, keeps these guys working.

2. Your house isn't going to fall down, if I don't do anything to stop the termites. I have seen homes, where termites have been working on them for quite some time and they still seem to stand up and function properly.

3. Termites don't eat much and I wouldn't worry about the damage. Most termite inspectors will tell you how much a termite in Hawaii or Africa will eat in a day, but doesn't seem to have an honest idea, how much damage they are doing to your home, if they can't actually see it.

4. Every one that works for our company, has at least 30 years experience, repairing any termite damage. Don't even get me started with this one.

5. We will replace all of the termite damage wood, back to its original condition. What they might say, is that they will replace the wood that is damaged by termites, that you can actually see.

There are plenty of great termite companies out there and this article was meant just to have fun with most of them. Termite damage can be a serious problem with some homes and I would suggest that you contact at least three termite inspectors, before proceeding ahead with any home repairs or use of chemicals.

Try not to forget, the only way that a termite inspection company will make any money, looking at your house, will be to find something wrong with it.

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

How to Protect Foundation Plumbing Pipes?

If you install any underground plumbing pipes, in your concrete building foundation, you will need to protect them, from the concrete. You can use a variety of products and the most common of them will be a Styrofoam wrapping that can be purchased at most plumbing supply stores.

Let's start with the waste pipes, that are made out of plastic. The concrete could actually start to put pressure on the plastic pipes as the concrete starts to expand and this pressure could actually damage your new waste pipes.

You don't need to wrap all of the plastic waste pipes, only the parts of the waste pipes that will be exposed or in direct contact any concrete, but you do need to protect every copper water supply line that will be buried under the ground or exposed to the concrete, with a plastic sleeve. These products can be purchased again at most building supply or plumbing supply stores.

If these pipes aren't protected properly, you could find yourself within a short time, repairing the pipes that are either inside of your concrete foundation or buried underneath your concrete foundation. Either way, this isn't going to be a good thing.

You definitely need to wrap a plastic sleeve around the water supply pipes that are going to be buried or in direct contact with the concrete. This is a must and most building departments will require your plumbing pipes to be wrapped, before it they will sign off on your rough foundation plumbing inspection.

However, for the waste pipes, you can actually use cardboard to protect them. If you're short on funds, why not grab some cardboard boxes, dismantle them and start using cardboard to wrap the pipes, with a little duct tape.

Sauna Bathing Or Steam Bathing - Home Tips

Sauna is the Finnish word for "bath". Finns who immigrated to the United States centuries ago brought with them a unique bathing custom, which is now only beginning to become popular here. Often confused with a steam bath, a true sauna bath is very different, even though both types of baths offer the same therapeutic benefits.

The temperatures in a traditional sauna can actually approach 200 degrees Fahrenheit! The extremely low humidity present in the sauna makes these temperatures tolerable. Properly designed, the sauna's relative humidity rarely exceeds 2% or 3% when operated in the "dry" mode. This permits the copious amount of perspiration produced by the body to dry quickly thus having a cooling effect.

All Scandinavian style saunas have a radiant air heater, which has a container of stones. These stones retain and radiate heat more consistently, which is why the Tylo electric sauna heaters have such a deep stone compartment. The stones can also be sprinkled with water to produce the wet sauna. This creates bursts of steam (called loyly by the Finns), which disappear quickly into the porous soft wood of the sauna. Humidity then climbs from a few percent to 10-15%. This instantly intensifies the sauna's heat as if the temperature had increased drastically (although it may even have dropped slightly).

In contrast, a steam bath makes use of a steam generator. This device heats water directly, not air. The steam room enclosure fills completely with condensed vapor. How to paint woodworks

The first step is to secure the edges of the woodworks around the work area. Use wide masking tape that easily peels off. Mark all the wooden surfaces to be worked on. Begin the painting process with two coats of primer.

Make sure that the color you choose for the final layer of paint would not clash with the overall design of the area. Make sure that there is harmony between the new paint and the old paint.

First paint all windows, before larger objects such as doors. Skirting boards should be painted last. Use fine brushes that easily absorb paint and use even strokes when painting.

The spreading of paint should be done sideways, to save paint and to achieve an even texture on the surfaces. The size of the brushes you will use should be one inch or two inches wide. Avoid overly large brushes as these absorb far too much paint when used.

If you are painting outside your house, avoid painting during windy or rainy days. Windy days will ruin the new paint with flecks of foreign particles.

How to unclog your toilet

Use an old-fashioned plunger for this task. If you do not have one at home, go to your hardware store and purchase the largest plunger available. Plungers are generally inexpensive, and the larger the plunger the more effective it would be.

After you have acquired the plunger, place the plunger in the blocked toilet and flush. The flushing will flood the toilet bowl. As the toilet bowl slowly fills with water, move the plunger up and down.

Make sure that you are consistent with the up and down movement. If you have done it correctly, the vacuum created will dislodge the blockage from the pipe.

The extra water that had been flooding the toilet bowl will slowly recede and will help carry away the blockage. If it is a hairball, add another wave of water to the receding flow by flushing the toilet again.

Next time, avoid flushing kitchen towels and similar kitchen implements to avoid further blockages. People should also avoid flushing cotton swabs, as these will eventually accumulate.

Wallpapering

Hanging wallpapers is easy, as long as you clean the surfaces well before attaching the wallpaper. With sandpaper, smoothen the wall to level the surface. If the surface of the wall is glossy, use the same sandpaper to roughen a bit. Making it rough will make the wallpaper stick better.

Use a table when applying the adhesive to the wallpaper. From the top of the table, roll down wallpaper and apply the adhesive evenly. A soft brush may be used to make the application easier.

To ensure that the wallpaper would be evenly distributed, use a plumb line. The wallpaper should be as even as the plumb line when the two are placed parallel to each other.

Solar Lights - An Easy Way to Outdoor Lighting

Solar lights are the safest and easiest kind of outdoor lights to install. Each fixture contains a scientifically designed solar collector panel that converts sunlight into electrical energy. The energy is stored in highly efficient rechargeable batteries which light the fixture at night.

There are some differences between solar lights and incandescent or fluorescent lights. Solar lights are equipped with LED's which stand for light emitting diodes. An LED is a semiconductor device that emits visible light when conducting current. Because of this, solar lights give off a different type of light than incandescent or fluorescent lights. One big advantage of solar lights is that they require no wiring and are very easy to install. Because they run on the sun's energy, they cost nothing to operate. They are environmentally friendly, and help us conserve our fast-depleting regular energy resources.

The only maintenance required for solar lights are occasional cleaning of the panel surface to keep it free of dust and dirt, regular battery checks, and replacing the batteries when required. The batteries are designed to withstand a minimum of 1000 deep discharges which is at least 1000 nights of light. They are readily available and easy to replace, rechargeable batteries.

The LED's in solar lights are not replaceable. However, their life expectancy typically exceeds 25 years, based on running 10 hours every night. With this durability, LED bulbs will never burn out during the lifetime of the product.

Everyday Items Are Earth Friendly and Effective

In recent years society focused their desires on disposable items but as efforts are being made to increase awareness to the condition of our planet, even companies who built their fortunes on this throw away attitude are revamping with an Earth conscious approach. The theory of use it once and throw it away has added to landfills so there are many people who have taken the old adage "they don't build 'em like they used to" and applied it to the products of today creating solid and stable items that are built to last for years to come. Home Improvement Money Is Available

Buying a house that needs repair is often very challenging, because lenders won't lend the money to buy the house until the repairs are done, and the repairs can't be completed until the house has been bought. Also, in today's quirky market, getting home improvement money from a bank or lending source if one already owns the home is near impossible because banks and lenders are only issuing (approved) home equity or standalone second loans up to 85%, sometimes 90% of the properties current market value, and even if such a loan is made, the rates and terms are daunting, thereby putting such loans out of reach for most homeowners. Credit card companies are reducing people's limits, always changing their terms and are not viable options for home improvements. Not to mention, who can or wants to borrow megabucks on a credit card?

The Office of Housing and Urban Development's (HUD) 203(k) program can help you with this challenge and allow you to purchase or refinance a property PLUS include the cost of making the repairs and improvements. The FHA insured 203(k) loan is provided through approved mortgage lenders. It is available only to approved people who intend to occupy the home. Multi-family properties and mixed-use properties also may qualify, under certain conditions.

The down payment or equity requirement is 2.25%.

In short, the 203(k) loan includes the following steps:

- A potential home buyer finds a home and executes a sales contract after doing a feasibility analysis of the property with their Realtor and chosen contractor(s). The contract should be contingent upon the borrower's 203(k) loan approval. Also, the seller needs to allow visits from a HUD consultant & contractor to analyze the cost estimate and extent of work needed and or wanted.

- The home buyer then selects an FHA-approved 203(k) lender or broker and arranges for a detailed report showing the scope and type(s) of work to be done, including an itemized cost estimate on each repair or improvement of the project.

- An appraisal is ordered to determine the as is value as well as the value of the property after renovation.

- If the borrower is approved, the loan closes for an amount that will cover the purchase or refinance cost of the property, the improvement costs and all allowable closing costs, which is generally about 3% of the loan amount. The amount of the loan will also include a contingency reserve of 10% to 20% of the total remodeling costs and is used to cover any extra work not included in the original proposal. Any unused funds from this reserve account at work completion are used to pay down the loan balance.

- At the closing, the seller of the property (or the homeowner's current lender, in the case of a refinance) gets paid off and the remaining monies are put into an escrow account to pay for the repairs and upgrades during the rehab period.

- The mortgage repayment and construction begin right after the loan closes. The borrower can choose to have up to 6 mortgage payments (principal, interest, taxes and insurance) put into the cost of rehabilitation if the property is not going to be or cannot be occupied during the improvement process, but it can't exceed the length of time it is estimated to complete the improvements.

- Escrowed funds are disbursed to the contractor during the construction through a series of HUD-approved draw requests for completed work. To ensure completion of the job, ten percent of each draw is held back; this money is paid after the lender determines there will be no liens on the property.

If you're a homeowner or prospective buyer of a "fixer upper" and you are seeking home improvement money, you should strongly consider exploiting this resource. Note: self employed applicants are extremely difficult to qualify due to their absence of declared net income. These are fully documented loans only, no "stated income" or "ALT-A" home improvement loans like this exist, unfortunately.

Fiberglass shower pans are a quick and relatively cheap shower floor. The traditional way to install a shower floor is to build a masonry base and then set ceramic tile over the base. As you can see, the skill level for installing fiberglass pans is much lower.

You can find standard shower pans at your local building supply store. These pans will be standard sizes, but you can special order other sizes and sometimes even custom sizes. If you have an odd drain location or size, the price for your application will be much higher..

Often a fiberglass shower pan fits into an existing location without replacing the walls. For your older ceramic tile shower, you can replace just the floor and enough of the walls to get the replacement pan in place. That's assuming the walls are still in good shape. Often the walls are damaged if water has worked behind the walls. The walls will often break as the floor is removed.

If you are installing a new shower, fiberglass shower pans can be used with ceramic tile walls or with fiberglass walls that match the floor. Often the pans are used in handicapped access showers so there is little or no curb and a special non-skid surface.

Compared to traditional masonry shower pan construction, fiberglass options have advantages and disadvantages. The advantages are: easier to install, quicker, cheaper, easy to keep clean. The traditional masonry and ceramic tile advantages are: lasts longer with proper care, looks better, less subject to wear and damage.

Note also that a fiberglass shower pan available at your local store is not suitable as a base for ceramic tile. There are tile ready shower pans, but they are different and more expensive.

Emerging industrialization in India and China has led to rampant use of fossil fuels to power their growing economies, with no constraints put on the amount of pollution released to the air, thus, scenes such as the constant brown pall over Beijing, brought to the attention of the world by western news people during the recent Olympic Games. Famous Interior Designers Series - Jean Royere

One of the all-time greatest French designers, Jean Royere succeeded in establishing his individuality by creating and implementing unique designs for interior space. Born in 1902 in France, Jean Royere had started showing his skills as an interior decorator at the age of 29, shortly after resigning from a trading firm. He then began to work with Pierre Gouffe in 1931. From there, he rose to fame with his unique unconventional approach to interior design. Jean found immediate success in 1934 when he designed the new layout of the Brasserie Carlton on the Champs Elysees.

In all his designs Jean Royere employed traditional artisan techniques and often his designs are personal and innovative, though unimaginative. He had opened his own gallery in 1942 at 184, Rue du Faubourg-Saint-Honore for the purpose of exhibiting his collections. He later opened branch offices in Cairo, Beirut, Peru and Iran in 1946, 1947, 1953 and 1958 respectively. His works in the Middle East helped him earn large commissions which also gave him the opportunity to work with the royalty and the heads of various states. Royere's royal patrons included King Farouk of Egypt, King Hussein of Jordan and the Shah of Iran, all of whom where impressed by his creations and hence entrusted Jean with the interior design of their palaces.

Jean Royere had different innovative interior furniture design concepts in his mind and his products often combine bright colours, organic forms and precious materials. Some of his commercial works include the Sheet Stool, designed using ebonized wood and goat-fur upholstery, the Bar cart in brass and ebonized wood, and the adjustable floor lamp designed in 1956. He had his initial designs of chairs with perforated metal backs and seats, for the Exposition Internationale des Arts et Techniques in 1937 and these had served as the precursors of his related future designs.

Jean's works are often being exhibited at various exhibitions and art galleries. Some of the unusual works of Jean which were exhibited in the Sonnabend Gallery in New York included the rare 'Flaque' low table, the 'Ours Polaire' sofa, the 'Starlette' bed, a 'visiteur du soir' model settee, and a huge collection of lighting fixtures such as the 'Persian', the 'Eiffel Tower' and the 'Mushroom'.

Following decoration and furnishing for the French delegation in Helsinki in 1951, he also found time to undertake and complete interior decoration for residences of his family members, spread across Saint-Tropez, Auray, Marly and the Baleric Islands. Leaving Paris in 1980, Jean spent his final years in the United States. Before leaving for US, Jean donated his entire collection of archives to the Museum of the Decorative Arts of Paris. Royere died in 1981 in US, after enjoying a flourishing career from 1931 to 1970.

DIY Home Improvement at the Tip of Your Busy Fingers

Wiring a plug

Wiring a plug only requires basic know-how to carry out. First off, why would it be necessary to wire a plug? Sometimes, appliances' plugs become brittle, and break. It is dangerous to use broken plugs. Broken plugs can result in electrocution and in some rare instances, death.

In some cases, the wires inside the plug becomes disconnected. The first thing to do is to unplug the device to be repaired from the power source. With a screw driver, remove the cover of the plug and proceed to clear the terminals of any dirt.

This applies to new plugs. The only difference would be the insides of new plugs are clean. Proceed to separate the three distinct wires. The neutral wire, the earth wire and the live wire. All three are important, don't leave anything behind.

Attach the three distinct wires to the proper terminals inside the plug. Most plugs are uniformly built, so you won't have any trouble carrying this step out.

The brown wire, which is the live wire should go to the portion of the plug marked "L". The neutral wire, which is often coated with blue plastic should go to the "N" terminal. The third wire, the earth wire goes to the topmost region of the plug.

The copper wires should be wound around the proper terminals, or they should at least pass through. Some plugs require wounding while others do not.

Be careful with the fine strands of copper wire. Any loose strands should be fixed. Remember, loose strands can cause fire from shorts once you plug in the appliance.

Fixing a leaking faucet

You do not need a plumber to fix a leaking faucet. Often, leaking faucets can easily be remedied with the right tools. The first step to fixing a leaking faucet would be to turn off the water valve.
Leaky faucets are often due to brittle or broken rubber washers. These rubber washers are simple enough to be installed by anyone. Unscrew the top of the faucet after the water supply has been turned off.

Remove the broken washer and inspect the area. Clean the top portion of the washer of any kind of dirt. Molds should be removed with a clean sponge.

Place the washer and proceed to re-install the handle of the faucet. If all goes well, you would be able to screw the handle quickly. If the washer's size is right, the leaks would no longer appear. Turn off the water supply once again and test. A clean stream of water should appear.

In case this approach does not work, there is a possibility that there might be cracks or fissures on the faucet itself. Turn off the water supply once again, and inspect the faucet for minute cracks.

If there are minute cracks, purchase generic sealants. The sealants do not have to be expensive. Sealants like Epoxy Steel can be used.
