When people consider remodeling a kitchen, the vision is often of greater cabinet space, new appliances and a bright, cheery place to prepare family meals. Walking up and down the stairs in the dark could become a safety issue. How You Can Remodel Your Porch Yourself

There are many benefits your home can gain when you remodel your porch. 2. Installation of ceiling fans and panels: With the help of a nail gun the owners were able to quickly install the ceiling panels. It was so much easier that hammer swinging and holding on to the panel! Before the panel was installed fan and light wiring was performed on the ceiling. The fan made it possible to make the porch around 8-10 degrees colder as compared to outdoor temperatures. The light made it possible for the usage of the porch during night time. So while one person would hold the fan another person would connect the wiring and then screw the fan in place. The finish trim on the ceiling served to camouflage the panel seams.

3. Framing of the porch: Based on the standard sized screens that were installed, the porch frame which measured 2x4 feet was fitted to size. Crosspieces could be directly nailed on to the vertically placed braces or just toenailed into the area.

4. Interior panel attachment: With the help of a staple gun the beadboard paneling comprising pine along with plywood, was secured into the interior. Although level on the topside, the panels needed trimming on the bottom portion in order to fit into the unevenly surfaced concrete flooring. This used to have a slope to provide rain runoff.

5. Levelling and attaching the exterior panel: All the hardboard panels of the exterior were put into place one by one, right from the bottom to the top. The first panel was customized and cut as per the uneven base line of the ground. The usage of a weather resistant type of paint made it possible to maintain exteriors by just using water and soap for color maintenance.

6. Finishing with the screen: All the vinyl grids were directly screwed upon the wood frame. The screens were placed on the channels present on these grids, thus facilitating a stapleless installation of aluminum and fibreglass screens. Upon rolling these screens with a spline on the grid channels, the extra screen was just trimmed off.

Home Insurance - ABI Warns Against Flood Plain Development

The Association of British Insurers (ABI) believes government proposals to boost the country's housing stock significantly are inherently flawed. Where southern England is intersected by major rivers, the surrounding land is prone to flooding. However, because this is where demand for new housing is highest, current plans envisage major developments in precisely these areas.

The ABI believes that up to one third of the planned three million new homes to be built will be constructed on flood plains Consequently the ABI has suggested that its members may have to remove flood cover as a standard component of their policies, should these plans see the light of day. The position of the ABI has drawn criticism from Ian Wright, the Housing Minister, who maintains that current planning regulations are sufficiently stringent to guard against the risk of newly built houses rapidly becoming uninhabitable through flooding.

Wrights believes that because all local authorities have to consult with the Environment Agency before giving the seal of approval to new developments, home insurance providers have nothing to worry about.

The whole question of flooding and house insurance has registered more strongly on the national radar in recent times because of recent disastrous flooding, not to mention all the hullabaloo about global warming. Size: Is a very important part of your Sunroom planning process. Build a room that is too big and you spent more money than you need too. Build a room that is too small and you regret it for years to come. Most homeowners have a very difficult time trying to decide what is the right size room for them. If you try to figure a size looking at things from your yard or by just putting it on your existing deck the size could be all wrong for the planned function of the room. The best way to size a room is to pick a room in your home that is comfortable and put a tape measure on it and voila you have the size room that will fit your needs.

Height: How tall should my room be? Typically the higher the ceiling is in a Sunroom the better. The Sunroom feels more open; the trapezoid glass on the sides or the front is bigger with a very dramatic look inside as well as aesthetically pleasing from the outside. You also have the ability to hang a ceiling fan as some states have minimum height requirements. If your current conditions look like they don't allow for a high ceiling ask your Sunroom contractor about adding a cricket to your existing roof to provide additional height.

If you live in the south where the heat of the sun can make a room uncomfortable look for a window that has Solar Heat Gain Coefficient (SGHC) of less than 0.55. For the sake of your furniture, flooring and window treatments make sure your windows block at least 75% of the UV rays that are transmitted from the sun, there are windows available that block as much as 95%.

Sunrooms in General: There are numerous options and upgrades available and will vary based on the manufacturer. In your planning process make sure you are aware of all of the options that are available from the companies that you will be getting estimates from. Some companies will only offer sliding windows while another will offer every type of window made. Are you going to shingle the roof to match your home? If you do not it will be a white aluminum roof. (Not very attractive) Make sure that option is available; there are some companies that will not offer that.

What about electric? If your Sunroom is off the ground and there is access from underneath you can wire the room from underneath using surface mounted plugs.
If there is not enough room then be sure you order an electric ready room with electric mullions and conduits. The disadvantage of the mullions is they take up glass space.

Another consideration is what to do with your house wall; you certainly don't want to sit in your beautiful new Sunroom and look back at the siding on your house. Your Sunroom contractor can remove the siding and sheetrock or pine board it, something to give it a finished look.

Lastly you should check out the contractor or Sunroom Company on the BBB as well as getting a referral list to call previous customers. Then check the warranty that comes with the Sunroom, what it covers, for how long and is it prorated. Your best bet is a non-prorated warranty

Don't get caught up in the hype that this or that wood will last for 5 years or 50 years. Under the right conditions almost all woods will rot at a accelerated rate.

Bathroom Moisture Problems - Home Repair

Right above my bathtub in my master bathroom the paint is peeling off the wall. The area is peeling above the tile in my bathtub and shower combination. I tried to glue the peeling paint back and only made the situation worst.

First things first. The paint is peeling because there is to much moisture in the bathroom while you are using it. Do you have any windows you can open or a ventilating bathroom fan. If you have a window crack it open part way while you are showering.

The water droplets will accumulate on the walls and drip into any cracks. Right above the tile grout is a great place for moisture to accumulate. Oh yeah moisture loves grout and drywall. If you have any unpainted areas or an area that has cracked. Guess what you have now.

Your paint is peeling because the bathroom gets hot and cold. Moist and dry. If you have the door and windows shut. You just created a moisture trap. Most people prefer their privacy and will closes the door when using the shower. Well then open the window and let some cold air in while you are taking a nice warn shower. I don't think so. Most showering fools don't like that idea either.

Ok one more idea keep the windows shut so you don't let the cold air in. Then lock the door so no on barges in on you. If you have a ventilation fan turn it on. This will at least pull fresh air in from under the door and send the moist air out of the house.

But the fan is so noisy and I can't enjoy my nice warm vapor producing shower that will eventually cause me to get sick from mold particles floating around in the air while I am using my bathroom.
Does this about sum it up for you and don't we all do this from time to time. We want to enjoy our shower time, so we close up everything and when we are in our bath sauna environment relaxing our house is getting some damaging moisture that could cause mold and mildew.

Open a window or door a little when you shower. Get some air circulating through the bathroom and prevent damage to your nice house.

Put up with a little inconvenience for you homes sake and your pocket book.

Home Selling in a Rough Market - 10 Steps to Success

Want to get your home sold in this difficult market? Here's 10 steps for moving your home from "for sale" to "SOLD!". I'm here to tell you that homes are selling, some very quickly, even in this market. Most of the Los Angeles homes we stage are selling in less than 30 days, some with multiple offers. Want to know what those home sellers are doing to help their homes get sold? Here are 10 steps you can take to help get your home sold, too:

  1. Hire the best "full service" REALTOR or real estate agent you can find. This is no time to be fooling around with less than full service. Do your research on the internet and by asking friends who they've worked with and if they had a good experience with a REALTOR or real estate agent. Interview at least 3 REALTORS or real estate agents. Don't hire your best friend, their cousin, your hairstylist who moonlights as a real estate agent, unless you are certain that they know what they are doing and can back up their claims. You are selling what for many is their most valuable asset. Don't be embarrassed into letting your home sit unsold because you didn't want to hurt someone's feelings. Make sure you understand your listing agents marketing plan for your property. How many photos will they post? Which sites will they use to promote your home's listing? Will they be holding open houses? How many?
  2. Don't negotiate the sales commission. A really good, experienced REALTOR or real estate agent will tell probably tell you "no" anyway. Marketing and selling real estate properly is an expensive proposition. All the brochures, flyers, virtual tours, professional photographers, etc. cost money. If you negotiate a lower commission, you are preventing your listing agent from pulling out the "big guns" to get your home sold as quickly as possible. Don't hamstring the sale of your home by limiting the amount of money your listing agent has available for marketing. Also, with the abundant inventory on the market right now, buyer's agents are going to show the homes that pay full commissions first.
  3. Listen to your Listing Agent regarding pricing.They know what they are doing (assuming your followed step 1). They are on the MLS every day and know what homes are selling for and how quickly they sold. They talk to other REALTORS and real estate agents daily. It doesn't matter how much your dry cleaner thinks you should list your home for. It doesn't matter how much profit (or how little loss) you would like to walk away with. All that matters is how much someone will be willing to pay for your house. A good REALTOR or real estate agent will be able to tell you how much you should list your home for to get it sold quickly.
  4. Hire a professional building inspector for a pre-sale inspection. You can address any issues that might sink a sale during escrow, or prevent someone from making an offer in the first place. Use the information to get your home into tip-top shape.
  5. Make any needed repairs. Home buyers want a home that is truly move-in ready. They don't want an allowance for new carpet or a new roof. They want a house that already has new carpet and a new roof so they can move in right away.
  6. Clean your house from top to bottom. Clean it until it is cleaner than it has ever been before. If you don't have the time or energy, hire a cleaning service. Make sure your house sparkles and smells clean every day it is on the market. If there is an issue you can't address by cleaning, then replace it. For instance, if the linoleum in your kitchen has a big burn mark from the hot skillet you dropped, replace the linoleum.
  7. Hire a professional home stager. Again, do your research on the Internet and with your listing agent. Make sure you hire an experienced professional and not a hobbyist or (again) your sister-in-law, unless she is a pro with experience and knowledge of your market. Ask to see the stager's portfolio (or view it on-line) and make sure all the photos are of their work. If you are a do-it-yourself type, at the very least, hire a professional home stager to do a comprehensive consultation so you know exactly what needs to be done. Most home stagers will also help you choose paint colors and carpet as well.
  8. Listen to the home stager regarding the condition of your home and what needs to be done to make it appealing to the greatest number of buyers. If they tell you your favorite floral pattern wallpaper has to go, do it. A home stager's expertise is preparing homes to look their best so it is appealing to the greatest number of buyers and they have done it successfully for numerous home sellers (assuming you followed Step 7). Remember, they are looking at your home through "buyer's eyes".
  9. Have your home photographed by a professional photographer. Many REALTORs and real estate agents include this as part of their marketing package. Photos taken by a point and shoot camera are not going to show your home at its best. 80% of home buyers are looking at homes on the Internet before going out to see homes they are interested in. If your home doesn't look great in the photos, then most buyers will pass you by.
  10. Follow all of the above steps before you put your home on the market.Clean it up, fix it up, have it professionally staged and then photographed. Once you have great photos that really showcase you home, give your REALTOR the go-ahead to post them on the MLS. Make sure they post the maximum number of photos allowed. The more photos you have showcasing your home on the MLS, the greater your chances of selling it. If you rush the process, then you will not be putting your home's best face forward from day one. Staging or adding better pictures after you home has been on the market, even for a few days, won't get back potetial buyers who dismissed your home when they saw few pictures, bad pictures, vacant rooms or an unstaged mess.


Remember: When you put your home on the market, you are entering it in a beauty contest. The best looking homes in the best condition sell first. It's a no brainer.

In a Buyer's Market the First Offer is the Best Offer

The most counter-intuitive part of buying in a buyer's market is to make the first offer the best offer. Ordinarily sellers, or more accurately the seller's realtor, try to create a sense of urgency to buy the house. They want the buyer to think other people are looking, there is going to be a bidding war, and the buyer needs to get an offer in today.

There are many properties priced over market in a buyer's market. Sellers resist the realities of the market environment. Asking prices that are much too high do not warrant buyer consideration. Most sellers will not reduce their asking prices more than 15% to consummate a transaction, so "low balling" a seller with an offer 25% from their asking price is a waste of everyone's time. If the asking price is not within 15% of the price a buyer is willing to pay, the buyer should not even instigate a negotiation. If the asking price is within range, buyers should start with a bid at least 10% below asking price. This is the best offer. The buyer should lower the opening bid as follows:

1. If actively bidding on the property, the buyer should make all offers expire in 3 days, and these offers should be delivered on a Tuesday. The buyer should not allow the seller to think about things over the weekend. If the buyer is still interested in the property after the offer expires, resubmit a fractionally-lower offer (1% is a good rule) on the following Tuesday (make them sweat over the weekend). The new offer should not be so much lower as to lose consideration, but make it should be enough lower that the seller gets the message that they need to come to accept the offer before it gets any lower.

2. If the seller makes a counter offer, the buyer should retract the offer and resubmit a lower one. This works the same as the time decay offer above. After the buyer has lowered an offer a few times, the seller may panic and take the offer before it goes any lower. This is what buyers are after.

3. Buyers should lower their offers 1% each time they speak with the seller's realtor. Every time the seller's realtor communicates with the buyer, the realtor will pressure the buyer to increase their offer. If the buyer lowers their bid each time the realtor speaks, the buyer sends a message that the realtor pressure is not working, and it is, in fact, hurting the deal. Buyers should lower their offer 2% if the realtor uses one of the standard lies mentioned above.

4. If the realtor tells the buyer there is another bidder on the property, the buyer should immediately withdraw their offer and tell the realtor to call if the deal falls out of escrow with the other buyer. Since this statement from the realtor is almost certainly a lie, it will cause them to have to explain to their client why the only buyer around has pulled their offer.

When the seller starts to counter-offer, it is very tempting for buyers to agree to their price to close the deal, particularly if the counter offer is below the original offer. Buyers should not do it. In a buyer's market, the seller will come to meet the buyer's terms. Buyers have the power. However, if the seller is now asking below the original offer, and if the buyer really, really wants the house, the buyer may raise the offer one time.

Not everyone has what it takes to implement all of these price-shaving techniques. However, the more of these that buyers put into practice, the lower the price they will pay for the home they want. A buyer will never see the seller or the seller's realtor ever again. It does not matter if they are offended. In the end, they will be relieved the buyer took the house even if that buyer made their lives hell in the process.

How Can I Build My Self Esteem?

Your own personal level of self esteem affects nearly every part of your life. Low self esteem can keep you from finding success and happiness in your relationships, friendships, career and life.

High self esteem, on the other hand, allows you to reach for your goals, build strong, healthy relationships with others and find the happiness and satisfaction that you want in life. If you've been wondering "how can I build my self esteem?", here are a few pointers to get you started.

Affirmations

Affirmations are positive statements that you repeat to yourself. For example, instead of telling yourself "you are such a failure!", you might use the positive affirmation "I am human and I am allowed to make mistakes". At first affirmations might seem a little silly to you.

It can feel weird to tell yourself positive things when you are so used to saying negative things about yourself. However, over time if you repeat the affirmations enough they will eventually work their way into your mind and start to replace some of the negative beliefs that you have about yourself.

The key to successfully using affirmations to build your self esteem is to repeat them often. Try contradicting negative thoughts about yourself with positive ones and before long the positive thoughts will become a habit.

Do Something You Are Good At

Anytime you accomplish something it boosts your self esteem, no matter how simple the task may seem to you. Find something you are good at and do it regularly. Every time you find success with it you will get a lift in your self esteem.

Set Goals that are Just Beyond Reach

Try to set goals that are just a little higher than you normally reach. When you accomplish something that you view as being difficult it can give you a dramatic boost in self esteem.

A word of caution, though. Try not to set your goals too far beyond your reach that you can never accomplish them or it could backfire and harm your self esteem. Instead, raise them just a small amount above what you think you are capable of and then push yourself to reach them.

Developing healthy self esteem is one of the best things you can do for yourself. As you improve your view of yourself and start to change your beliefs you will see dramatic positive changes in all aspects of your life.

Foreclosure Process and Timeline - Part 1 of 2

In order to know how much time you have available before you lose your home to foreclosure, you need to know a bit more about the banks 2019 processes and timelines. Here is a typical scenario from first falling behind to the bank offering the property for sale.

First, a homeowner misses a payment. This will initiate a nonstop barrage of phone calls and letters that will not stop until the bank owns the property or the homeowner gets totally caught up. If a borrower writes to his or her bank requesting that the bank only communicate through written correspondence and stop calling completely, the bank will have to comply. You will still be responsible for making your payments, however, even if you get the bank to stop calling you.

30 days after missing a payment, the bank will begin reporting derogative payment history to the borrower's credit report. Besides the damage to credit and the phone calls, nothing much else will happen at this point. This is a great time to begin a modification. Typically sometime during the first month or two, the bank will transfer the internal loan management out of the general collection and customer service rep's hands and into the Loss Mitigation, or Loss Mit, Department. This is a good thing, because this is the department that retains the ability to modify loans. You can always talk to the Loss Mit department before the file officially makes it into their hands, but some banks will try to prevent you from ever actually communicating with that department in the early stages. Sooner or later, however, they'll require it.

Not a whole lot more will typically change when a borrower falls two months behind on his or her payments. The second month is also a great time to begin the loan modification process. After the first two months is when things can begin to get hairy. Some lenders will send a Notice of Default (NOD) as soon as the loan is 61 days past due, though occasionally these won't be sent until the borrower is four or even five months past due. The better and longer the borrower's payment history, and the better he or she has been about communicating with the lender, the longer the lender will take before sending an NOD.

A default notice is a letter requiring that the borrower pay all past due amounts and late fees within 30 days or else further action can and will be taken. Once an NOD has been received by the homeowner, the modification process can get more difficult, because some lenders will stop negotiating until the loan is caught up. Then, if the loan is caught up completely, the lender won't do a modification unless and until the borrower falls behind again. Never stop making payments if you can help it, even though that can help you get a mod done, because the further you are behind, the more difficult it will be to get caught up if the modification is unsuccessful. Besides damaging your credit even worse, deliberately stopping making payments is a great way end up losing your home to foreclosure.

These contractors never thought it was going to end. Life on easy street that is. But it did and most went by the way side. I guess that is the nature of business. Especially the current economic business cycles that we seem to go through over the years. If you don't have the money to advertise or carry a payroll. Your business is going to suffer during the bad times. Sure there is credit and bank loans but you still have to pay that money back. IF you can't save your money stash some away for advertising.

Some of the best advice I can give a contractor anywhere especially in the state of California is " Don't Think The Great Times Of Easy Money Will Last Forever". Save some of the money you make just in case you need to get through the bad times. You will thank me for this latter, Some time down the road. How to Look For Dangers When Buying a Home

Water: There are many places to look for water problems. Start with the roof. Look for loose tiles or shingles. IF there are loose shingles or puckered shingles, ask some questions to your realtor to get answers for you. How often does it leak? How long has it been leaking? When was the roof last replaced? Has it been repaired?

Also look at bathtubs and under sinks. Does the wood look wet? Is the floor water damaged surrounding the toilet, sink or tub? Look at the walls and ceilings. Is there old brown water spots or bulging spots? If you notice problems in all these areas, it may be time to hire a home inspector to get the definitive answers.

Electrical: Check the plugs and switches. Try to switch on the lights in each room. Did they turn on? Plug something in the outlets. Do they work? Go to the panel box and make sure everything looks ok there. Are there fuses or breakers? In today's world, fuses should have been replaced with breakers a long time ago. The wiring and box may be very old if fuses remain. Check around sinks and tubs. Are there GFI plugs and switches installed? There should be for family protection. If you see electrical wiring visible anywhere is it in tact or taped?

Rotted wood: Walk the perimeter of the house and check for rotted wood and sills. Also check for sawdust like droppings. Could there be termites? Is this home under bond with a bona fide pest control agency? If so, is that bond transferable to you? Your realtor can be your best friend if you hired someone who truly works for you. They won't mind getting the answers you desire

Appliances: Check to make sure each of them are work. Turn them on. Homeowners don't mind when there is nothing to hide. Don't forget the heating system and the air conditioner

The bottom line here is, if in doubt HAVE A HOME INSPECTION BY A LICENSED HOME INSPECTOR. The dollars you pay out now could save you thousands after the home becomes your responsibility
One final thought. After the home inspection, submit the inspections findings and see if the homeowner is willing to make the repairs needed to make you a happy homeowner. Remember, the seller is the one walking away from the closing table with the money. Make sure you are not walking away with all the expense

The supply of homes is increasing rapidly-The number of homes for sale around the country has increased way faster than home sales, creating a continued surplus of homes and in some locations can last 4+ years. Obviously some areas are seeing higher numbers than others. Here are some stats:

In 2005 we had 2,846,000 Homes for sale

In 2006 we had 3,450,000 Homes for sale

In 2007 we had 3,974,000 Homes for sale

As of January 2008 there are 4,191,000 Homes for sale

These are national numbers from the NATIONAL ASSOCIATION OF REALTORS

Prices are way down-Because of the access surplus of homes on the market sellers are forced to reduce prices to be more attractive. We have seen locations that have gone down as much as 30%-40%

Sellers are very motivated- Because of the increase in inventory sellers who are serious about selling are more willing to negotiate knowing that the buyers have lots of homes to choose from. You need to be more attractive than your neighbors. Sellers know that.

Rates are historically very good- 30-yr fixed rate mortgages are at a little over 6%. (as of this article 3-08). From 1992 to date rates have ranged from 9.25% and 5.25%. So +6% is on the low side. Take advantage of cheaper money.

Take a little cut on selling your current home and get a big cut on your new home- If you currently own a home that you need to sell in order to buy a new and more expensive one, think about discounting your home let's say by $30,000 or so to sell it fast. And get a much bigger cut $70,000 or more in savings when you buy your new home. Yes you will act as a buyer expecting you seller to negotiate and be more willing to cut prices

Buyers have many options to choose from- and sellers know that. A few years ago buyers had to settle for what was available even though the home was not really what they wanted, because of bidding wars and multiple offers. Now buyers can pick and choose and in many cases get more than they thought they would.

Short sales are an option, don't get hung on them- The number of short sales and foreclosures are climbing. It may be a great opportunity but be prepare to deal with a lot of red tape. This method often works pretty good but I have seen plenty of homes that were re-carpeted and after the home was purchased the carpeting was replaced again, by the new owners. 7. Here's a trick that definitely works a little magic when selling a home. Leave some cookies or a nice fruit bowl on the dining room table. There is no need to leave a sign that says "Eat Me". It gives the home a warm feeling, almost like a country atmosphere.

8. Even better than home selling tip number seven would be baking some cookies just before the perspective buyers arrive, it's not the cookies, it's the smell from the cookies that most people cannot resist.
